Due to our current special covid-19 circumstances, for School Year 2020-2021, we are very much inclined to have all of our rooms used as singles when UC Berkeley is mostly or entirely online.
Currently, this can change at any time, we have the following special rates for our doubles with only one person in the room during our covid-19 situation when UC Berkeley is mostly or entirely online for the incredible deal or $1190, while the Cabin with it's own private bathroom is now $1490.
Doubles: If two people already know each other very well and are very comfortable living together in a shared room, then the following rooms can be used as doubles F1, F2, F4, Cabin, B1, B4 and B5 for $1090 per person.
Super Special on a Double shared room: If you sign up for a full year (no sublets, June 1st to May 31st, or June 16 to June 15, 2021), than the price for rooms F1 is $790 per person.

SUMMER
Summer requires minimum of two months for all the work and cost involved in bring in new residents. You can stay for a shorter time but you'll need to pay for at least one month.
FALL ONLY (8/1 - 12/31):
If you stay for the fall semester only, please add $250 to the rate per person per month for a 5 month lease. We prefer full year students, so they get priority, but we realize that some students need just fall, and this is how we can do that for you (any early bird discount do not apply for fall only).
Choice of rooms and beds are giving on a first come first serve basis, along with proper matching of roommates (all rooms are shared with the same sex, and we do a great job matching roommates where everyone has been very happy, and equally happy with their rooms, for all of them are great).
Utilities and Supplies included: Gas & electric, water, garbage, super fast internet, weekly professional cleaning service (for common areas), Netflix, cable TV, printer ink and paper, and some common house hold items: bathroom and kitchen soap, laundry soap, paper towels, toilet paper, and tissue paper. Plus weekly cleaning of the common areas! Easy living! :)
For each Guest:
Each guest gets their own excellent desk for studying, desk lamp, desk chair, dresser space, closet space, pillow, blankets, sheets, towels, and full use of all the common areas of the houses.
Prior Residents:
We do give discounts to awesome students who have stayed with us before.
Security Deposit:
The security deposit, which basically everyone gets back in full (unless something odd happened), is $1500.

All shared rooms, all doubles go for $1195 per person per month plus $95 for all utilities, supplies, and weekly cleaning of common areas (total of $1290). All Shared rooms are always with the same sex.
Special year lease: Doubles room B1 and F1 as doubles can go for $890 per person two people knowing each other already and comfortable living together (June 1st to May 31st or June 16 to June 15, 2021).
Single Rooms: Single room are $1695 per month plus $95 for all utilities including fast internet, supplies, and weekly cleaning of common areas for a total of $1790. The single off the shared Front House Room (F4) can be for $100 less per month or $1690 total.
Large Single:
Two of the double rooms (F1 and F5) can be used as a Large Single room. They are $1995 per month plus $95 for all utilities, supplies, and weekly cleaning of common areas, for a total of $2090.
Super Large Single (Large Double rooms used as a Single):
We prefer to have two people the other rooms, but if you really want a super large single room and we are out of the other singles rooms above, then we can offer you one of the large double rooms as a Super Large Single room.
